Notice of Sale of Real Estate THE STATE OF TEXAS COUNTY OF MCLENNAN THIS NOTICE OF SALE OF REAL ESTATE IS HEREBY GIVEN pursuant to Chapter 34 of the Texas Tax Code, and Rule 21a of the Texas Rules of Civil Procedure. By virtue of an Order of Sale in tax suits issued on the 29th day of July, 2020 out of the Honorable 170th District Court of McLennan County, Texas, on a judgment rendered in said court on the 4th day of April, 2019, in favor of Propel Financial Services, LLC, as Agent and Attorney in Fact for Propel Funding National 1, LLC and against Robbie D. Mace and Dane T. Mace, et al in the case of McGregor Independent School District vs. Dane T. Mace, et al, Cause Number 2012-4611-4 in said court, I did on the 4th day of August, 2020, levy upon the following described tracts or parcels of land in the County of McLennan, State of Texas, as property of Robbie D. Mace and Dane T. Mace, to wit: LEGAL DESCRIPTION: LOT 7, BLOCK 2, W.W. HALL ADDITION TO THE CITY OF MCGREGOR, MCLENNAN COUNTY, TEXAS, BEING OUT OF THE M. BARRETT SURVEY IN MCLENNAN COUNTY, TEXAS, AND A PART OF THE 6-3/5 ACRE TRACT IN THE CITY OF MCGREGOR, CONVEYED BY J.D. BELL TO W.W. HALL BY WARRANTY DEED DATED AUGUST 21, 1882, RECORDED IN VOLUME 40, PAGE 357 OF THE RECORDS OF DEED OF MCLENNAN COUNTY, TEXAS, AND BEING THE WEST ONE-HALF (1/2) OF THE TRACT OF LAND CONVEYED TO MARGARET H. POTTER BY H.A. HALL, AUGUST 16, 1907, BY DEED RECORDED IN VOLUME 192, PAGE 164, OF THE RECORDS OF DEED OF MCLENNAN COUNTY, TEXAS BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS IN AN EXHIBIT "A" ATTACHED TO A DEED OF TRUST EXECUTED BY DANE T. MACE TO MONCOR TAX ADVISORS, INC. RECORDED UNDER DOCUMENT NUMBER 2010023797 IN THE REAL PROPERTY RECORDS, MCLENNAN COUNTY, TEXAS; TAX ACCOUNT NUMBER(S): 341150000012007 (the "Property"). On the 6th day of October, 2020, being the first Tuesday of said month, between the hours of 10:00 am and 4:00 pm on said day, at the top of the outside steps to the second floor in front of the McLennan County Courthouse 501 Washington Ave., Waco, TX 76701, I will offer for sale and sell at public auction, for cash, all the right, title, and interest of the above-named defendant(s), in and to said above described Property, as provided for by the Texas Property Tax Code. This sale will be conducted to satisfy the judgment for delinquent property taxes, accrued penalties, interests and attorney's fees in the amount of $34,659.94 due on the properties described herein, and for all costs of court and sale. I do hereby verify that true and correct copies of the foregoing notice of tax sale have been delivered by united states certified mail, return receipt requested, and by regular mail, to each of the defendants named in the above numbered and styled cause.
